PREMIER Design + Build Group breaks ground on Bedford Park spec warehouse project

PREMIER Design + Build Group (PREMIER) joined client Bridge Development Partners on May 28 to launch a new warehouse project in suburban Chicago. PREMIER is managing design and build services for the project, which will be completed in two phases. The first phase involves demolition of a large single-story building located on West 65th Street in Bedford Park, a suburb just southwest of Chicago. During the second phase, PREMIER will oversee construction of a new 218,560-sq. ft. building.

This new speculative warehouse will be constructed primarily of precast panels and glass. It will include 33 exterior truck docks and two drive-in doors. The 32-foot clear height building will be equipped with an Early Suppression Fast Response (ESFR) fire sprinkler.The 12-acre site will accommodate parking for 180 cars and 44 trailers.

“It is always a unique experience doing these types of redevelopments, due to the conditions that can be found on site, but the team we have put together always reacts fantastically to changes and modifications, and truly understands the impact to cost and schedule,” said PREMIER president Alan Zocher.

Kyle Meier of PREMIER will serve as assistant project manager, working with Zach Gadomski as superintendent. Other key members of PREMIER’s project team include project manager Samantha Skopek, project executive Joseph Ahrens, and senior vice-president/Midwest market leader Michael Long.

Joining PREMIER and Bridge Development Partners at the groundbreaking was Bedford Park village president David R. Brady. “We are thrilled to have a building coming up here. The former building wasn’t in the best shape, so it was a great opportunity for the village,” said Brady.

Bridge Development Partners, LLC is the developer. Cornerstone Architects Ltd. is providing architectural design services, and Swift Structural Design is providing structural engineering services, and Spaceco is providing civil engineering services.
