PREMIER completes 400 Wolf reconfiguration project for CenterPoint Properties

PREMIER Design + Build Group, LLC and CenterPoint Properties have completed the demolition and reconfiguration of 400 Wolf in Northlake. The outdated facility, originally built in the 1950s, was modified to accommodate Dr Pepper Snapple Group as a single-tenant user of the building. This reconfiguration additionally enabled the construction of a 400,000 sq. ft. building pad to the south in anticipation of future building plans.

More than a half-million square feet of the original building was demolished allowing for 45 exterior dock positions and three drive-in doors to be added to the south, along with an expanded truck court and trailer parking. Two interior docks with a total of nine dock positions at the north side of the building were converted into exterior docks. A 6,000 sq. ft. office was added for Dr Pepper Snapple Group’s distribution department and included private and open offices, a conference room, a cash room, restrooms and a break room. Dr Pepper Snapple Group’s main office expanded an additional 12,000 sq. ft. and included additional private and open offices, restrooms, showers and a fitness center.

One of the biggest challenges of this project was the necessity for Dr Pepper Snapple Group to maintain full operations, production and distribution, in their Northlake facility. In order to accomplish this, the project was split into two phases. The phasing of this project required a tremendous amount of planning, coordination and constant communication between CenterPoint Properties, Dr. Pepper Snapple Group and PREMIER.

The project was completed in June and was overseen by project manager Samantha Skopek and superintendent Matthew Robson. Cornerstone Architects, LTD provided architectural design services, Structurelogic, Inc. provided structural engineering services and SPACECO, Inc. provided civil engineering services.
