While developer Morningside Group converts Graeme Stewart School into a 64-unit residence, the firm has unveiled on Nov. 27 its plan to construct a mid-rise, transit-oriented development (TOD) next door.
Currently known by its address, 1030 W. Sunnyside Ave., the 128 ft. proposed building will include 144 rental units and 2,400 sq. ft. of ground floor retail space. Studio, one-bedroom and two-bedroom options are available to interested tenants.
The building, designed by local architect Brininstool + Lynch, features the following amenities: a lounge, fitness center, bike storage, green roof, amenity deck and seven parking spaces.
According to Chicago Curbed, the TOD has modern look “with a facade of white and grayscale panels and a somewhat unusual mix of different sized windows”, making it “stand in dramatic contrast to the adjacent 1905 former school building.”
To proceed with construction, the Morningside Group has submitted a zoning change application to the office of 46th Ward Alderman James Cappleman. Documents were submitted in early November 2017 and the project is currently pending approval.
“As with every single planned development that we’ve ever had, there are always changes in the design based on community feedback, as well as from a team of architects from the Dept. of Planning and Development,” Cappleman wrote in a comment on Uptown Update, Nov. 27. “This project will be no different. When we have our open house, be sure to provide your input. The Dept. of Planning and Development will take your suggestions seriously.”
Uptown Update says that to gain approval, Cappleman’s office requires the developer to hold an open house for community input, and to attend subsequent meetings with the Clarendon Park Neighborhood Association and then the 46th Ward Zoning Committee.
