HSA Commercial Real Estate has chosen PREMIER Design + Build LLC, based in Itasca, to build a speculative industrial distribution warehouse on an 11.8-acre parcel in Waukesha, Wisconsin. The facility will cover 214,533 sq. ft.; the new building will attract business tenants to Waukesha, a western suburb of Milwaukee.

The facility will be able to accommodate approximately 175 employees. Located at 901 Northview Rd., tenants will benefit from close proximity to Waukesha County Airport—just a few minutes from General Mitchell International Airport and the I-94 expressway. It will help fulfill a need for modern, available buildings for the growing industrial market in Waukesha and Milwaukee counties – Waukesha being the third most populous county in Wisconsin.

“PREMIER is excited to be involved with the project and to be working with HSA Commercial Real Estate again,” says PREMIER president Alan Zocher. “With several other projects underway in the region, we’ve developed a working knowledge of local processes and a fond appreciation for Wisconsin.”

The Waukesha speculative facility will feature pre-cast concrete panels and structural steel. It will be a Class A facility featuring 32’ clear-height warehouse spaces 28 truck dock positions and four drive-in doors.

A modern ESFR fire protection sprinkler system and 2,500 amp, 277/480 volt electrical service will be installed. A parking lot with 52 truck/trailer stalls and 91 car stalls will provide ample parking for tenants of the new facility.

Matt Bien is the project manager from PREMIER Design + Build, LLC for this project. Partners in Design, Inc. is the firm providing architectural services and Pinnacle Engineering Group is the civil engineering firm. Roger Siegel of Jones Lang LaSalle is representing the building.
