Chicago has issued a $750,000 foundation-only permit for a two-story garage and retail complex at 2300 S. Archer, at the intersection of 23rd St., Archer, and Canal in Chinatown.

Reports indicate the new development will include 40 micro-sized “commercial condo units” with parking for 74 vehicles.

The permit lists MPI Contracting, Inc. and Sciortino Group Inc. as general contractors for owner Skyriver Canal Development LLC. (Sciortino is also listed as the masonry contractor.) The plumbing contractor is J.H. Plumbing Solutions Inc.

Curbed Chicago reports that the developer went before the Chicago Zoning Board of Appeals (ZBA) in October and was granted a series of variances including a smaller front setback and a 20 percent reduction in required on-site parking. William Motley of MWorks Architects is listed in the building permit as the structure’s designer.
